Tri-W Real Estate Market Watch (Posted On: Thursday, November 02, 2006)

As we mentioned in a previous newsletter, it does look like our market is leveling off in price!  After years of 8% to 16% increases year over previous, Collingwood is up only 5.4% so far this year, and Town of the Blue Mountains is up only 2%.

Collingwood's list to sale ratio has dropped from 63% of listings selling last year to 52%, still a Sellers' market but less so, and TBM holds the line at 38% of listings selling just like last year (30% indicates a Buyers' market).  Ah well, nothing can go up forever!  There are still millions, perhaps billions, of dollars being spent here on real estate.  We can only report stat's on resales.  The new developments continue to offer stiff competition to the resales although many Buyers now find themselves waiting interminably for their new home/vacation home to be ready for occupancy.  This has spurred an amazing early ski rental season as families come in droves to make sure they have a chalet or condo for the upcoming season.
Everyone has heard by now of the proposed sale of Intrawest Corp.  There is a good article about it at .  What that sale will bode for our area is undeterminable at this point.
Also very interesting is the report published on what is happening to our water levels in Georgian Bay and it is a bit scary. .  There are organizations concerned and fighting back and they can be found at .
The Collingwood-Blue Mountains area is more and more the place to be - for vacation fun all seasons, for retirement at a perfect distance from our working children in The City, and/or for younger parents who want a safe, more affordable place to raise their children!
